Good position for shopping and sightseeing - close to Princes Street and the train station. Hotel comfortable. Lots of choice at breakfast.
The room was spacious and comfortable although the TV was rather old fashioned and the hairdryer had an intermittent on-off fault. The health and spa leisure facilities were a bit dowdy however and needed a facelift. Breakfast was generally good and unhurried but the hot buffet kept running short of bacon and eggs which rapidly led to queues forming.
Although the room was comfortable it was very hot even with the window open and the inadequate fan system switched on. The noise level from the street was just bearable during the day but at night even with the window closed the noise stayed the sames leading to sleepless nights,some soundproofing is definately needed . Also during our three nights there the bar was closed early due to maintenance on the first two we didn `t bother trying on our last night. Breakfasts were very good.
A few small let downs. Telly not working properly. Carpet needing stuck down. Room service breakfast could be better.
We arrived early but were allowd in our room. We booked a twin but got a double but did not complain as it was just for one night.Great location for all the attractions especially the Royal Mile.Breakfast was good but disappointed no porridge or scottish square sausage. A missed opportunity to give the best of local food.Eggs were not cooked and had to go back but were fine on return.Overaul impression good but could do better. Staff told us now under spanish ownership which is why no special scottish fod.

Overall, after an initially favourable first impression - except for a long queue to check in and only one receptionist whoc also had to answer the phone, the service got increasingly worse. Avoid room service and make sure that the business centre has paper in its printer. The costs in the business service centre are exhorbitant and many excellent hotels offer free internet to their customers. I wont be back.
Positives: Public areas very attractive and smart and staff invariably helpful and friendly. Excellent location.Negatives: Bedroom rather worn and tired, windows very dirty. Not as good as the Premier Inns we have stayed in recently, and breakfast certainly no better.
Conference facilities not ideal as very cramped and too hot, which was a pity as the rest of the hotel was really very pleasant and comfortable. Conference dinner average only.

Excellent reception service , excellent room . Disappointing Breakfast service... we were greeted at the breakfast reception by a memberof staff who took our room number and then checked her watch implying we were late despite it being 9.30 on a Monday Morning.Another member of staff spilt milk on my partners linen trousers (dry clean only), which is not ideal when you have to travel 300 miles in a car without a change of new clothes.Accidents do happen but it did spoil the visit a little.Gavin McAndrew
We were not impressed with service at breakfast time - definitely not 4 star customer service. We were not offered tea/coffee when shown to a table and had to request this from waitress. Not very much hot food available when we went to breakfast and wasn`t repleaced very quickly. Didn`t feel much of a choice either. Tables were not cleared regularly . However overall we enjoyed our stay but certainly doesn`t qualify for 4 stars in our book.
only bad thing rooms way to warm and air con was not working properly in our room . the telephone line in our room was cut but the staff quickly solved that issue
Staff helpfull. Facilities excellent. Food first class. Room comfortable. However the one draw back with my stay was as a result of being given a room overlooking the main road. The door to the balcony was ill fitting and did not close properly. The thinness of the double glazing resulted in a very high noise level coming up from the main road. This continued until the early hours of the moring, approximately 2.0 am. The first bus then passed below our window at approximately 6.0am. If I was to use this hotel again, I would request a room to the rear.
Front desk staff is outstanding. Very helpful in all ways. In room, bathroom facilities/tub etc. excellent. However: tv not working properly; also impossible to completely turn off air conditioning/heating fan noise--very irritating. Also should NOT have to pay for internet service.
Elevator was incredibly slow to arrive, was quicker to take stairs and we were on third floor !!! Breakfast good.
Check-in was smooth. Found room. Not satisfied with allocation of TWIN ROOM, when a DOUBLE room had been booked. Called reception and re-allocated an alternative room. This was perfect. Our stay was very relaxing and enjoayble. Staff were helpful. Overall, would stay here again.
I requested a less noisy room before i went. So I wonder was it more noisy in the other rooms???
When myhusbant and myself arrived which wasat 9am in the morning, we were told that we would not get a room until 2pm. We had a very long trip and i am sure that a room had become available before then. We waited in the bar area and orderd some food, it was fish and chips. Tha salad looked like something that was taken from the bin and thrown on the plate the chips were rock hard. I was going to say something but my husbant told me that i was tired and just leave it. Then in the morning for breakfast , we had to find our way around , there was no trays to carry the food no spoons and the food was not cooked properly. ( Bad Start) Hey...... The room was nice but no remote control for the tv. I found this hotel good to look at it but if you look deeply you will see the cracks.
Good , well furnished bedroom. Spacious, comfortable & relaxing public rooms. Friendly & helpful staff (especially reception). Pleasant dining room & varied, plentiful breakfast.
This Hotel is in a prime location for visiting Edinburgh. Very Modern and Comfortable. Room was very impressive and had everything needed for an enjoyable stay. Most staff were very friendly and helpful. The breakfast was fairly standard with a reasonable choice. Overall felt it was good value for money and I would definately stay there again.
Porter stood out for us, he was pleasant, informative and anything he recommended for us was successful. A valuable member of staff. Hotel reception and room very good, clean. Hotel is let down by its leisure centre, the jacuzzi was filthy and the general overall condition of the area was run down.
Rooms good and comfortable. Hotel well situated next to High Street. Breakfast enough choice.Lugage storage before and after check out was well in order; private car parking very suitable arrangement closeby.Remarks:Breakfast: no own teapot per table, because of shortage of teapots! Hence tea not warm and not readily topped up. Similar for coffee.Unwanted automatic wake up call by telephone: we received a 07:00 h automatic wake up call of previous guests, which was not switched off. (We wanted to sleep until 09:00 h). Trying to switch it of ourselves did not work either on the telephone. Alarm came back every 10 minutes. Front Desk should have switched it off after check out of previous guest but had not done so.Staff at front desk did not look you in the eyes when discussing this issue, and kept on working their PC on other stuff!!
Unfortunately our bedroom overlooked a late night student venue which resulted in us being kept awake until approx. 4.00am each evening. The music and gathering underneath our window meant that sleep was impossible, but because we were only staying 3 nights we decided that maybe the first night was a one off (but it wasnt) so thought we would see what happened. If we were staying longer we would have asked for a quiet room. Unfortunatly this did spoil our stay at the hotel but everything else was satisfactory.
Overall - great value as we had a reduced deal - price of a glass wine from the bar was ridiculous ( £8.50 ) - no problerm in paying for good value but this is a rip-off.Reception staff were good - senior staff in restaurant were off hand.
I read review before I went and to be honest there were alot of people that are really picky as they were pointing out dust that was just under the ceiling on a bit of wood (pathetic), but I had taken my girlfriend for her 21st birthday and we stayed there for 2 nights with breakfast in the morning aswell and we both enjoyed the trip as the hotel was situated in a nice part of edinburgh with helpful and friendly staff and the rooms were nice too, I would recommend this place but I am the kind of person that really does not moan at all but I am sure that you will enjoy your stay if you choose this hotel.

Large, clean, efficient and well located hotel. Ideal for a short break but not my cup of tea for a longer stay.Breakfast items were missing when we ate (no mushrooms or scrambled eggs) and the hotel really should review the "Cumberland" label attached to the catering sausages they serve.That said the value was reasonable for a city centre hotel.
