Was really impressed with this hotel, I would have no problem returning here in the future very handy for all the shops and bars. The view we had from our fourth floor room I wish I could bottle it and take it home. The castle was magnificent all light up at night and even with the slight haze it was much appreciated. The hotel staff were polite and pleasant and when asking them questions they new all the answers. We had a few drinks in the bar and prices where very reasonable, the breakfast was a full scottish and it was nice just to sit there and enjoy it and the views. Can.t wait to go back
Hotel Location excellent. Lift wasn`t working and we were on the 4th floor so dragged our bags up all the stairs. No View from our room. Receptionanist poilte. Room ok, shower not very powerful. All in All not a bad hotel - You are paying for the location.
We really enjoyed our stay. The Staff were very helpful and pleasant. We were delighted to have a room overlooking the Castle, brilliant. Breakfast and service was excellent. Would recommend this hotel and will definately stay again mostly because of the location.
Very quiet at night even though it`s in the town centre. Pubs and clubs are just around the corner. Had a fabulous time. Breakfast and meals in general are excellent with a lot of variety! A++ Beds are really comfortable too! Would use again.
The staff were very helpful. The room was clean and had everything I needed for an overnight stay. The bed was very comfortable. The breakfast was excellent. I would recommend this to anyone looking to stay in the centre of Edinburgh.
Reasonably comfortable - friendly staff - few facilities - no permanent staff on bar - no view from rear facing room - not a very welcoming entrance area - rather utilitarian
Beautiful location... the view from our room was directly at the foot of Edinburgh Castle, and worth the room rate in its own right!! However, this is an old hotel, and the standard of decor may not be to everyone`s taste... although I thought that the stuffed "pillow like" game animals along the stairs were pretty funny! Stairs were also quite creaky, so we did find ourselves awake rather early in the morning.. but on the whole very enjoyable! thanks.

friendly and very helpful. Very nice bathrooms, fluffy towels and robes. Little things that make travelling light nice and easy and all good quality. Delicious breakfast, fast service and good view. Single rooms rather compact, decor dated but comfortable.
The hotel is situated in a great location. Staff very pleasant and helpful. Three of us stayed in a very large and comfortable family room. Breakfasts fantastic (compliments to the Chef). Would definately return to the Royal Overseas.
It`s my kind of hotel, small and friendly, and with a personal service. The food was very good, best steak I`ve had in a while. Excellent choice at breakfast, and served, fresh and hot, to the table - made a pleasant change from the usual buffet arrangements. Excellent situation, and with an old fashioned charm and character. Hope things go well, and the trams are worth the upheaveal.
My wife and I spent a very pleasent night in this hotel in April 2009. Our bedroom was very clean and comfortable with an excellent view of Edinburgh Castle from the window. The breakfast was quite superb and the staff were all helpful and very friendly. For anyone wanting a quiet hotel in Edinburgh, the Royal Overseas is the place for you.
Bed was on a slope, every time I turned over I felt as if I was going to fall out. I had early start and there was no hot water for a shower. Just not good enough
Our room at the back of the hotel had a horrible outlook at the back. The bathroom was quite dated but overall we were pleased - good breakfast too!

Everything was good,. Clean room, bathroom, comfortable beds, great to have the bottles of water there not just the regular tea & coffee. Also there was extra bits in the bathroom, more than you usually get in hotels of the same price range. great price point & location. Found the room a little cold though. Oh the view was great. Didn`t get up in time for brekkie but went to the lounge later on, the decor is lovely & comfortable again great views.
The hotel`s central location makes it very convenient for walking round Edinburgh. The building is one of the few original ones left on Princess Street, so it has an old world charm, rather than the glitz of a new hotel. The room we stayed in was comfortable and had a splendid view overlooking Edinburgh Castle and Princess Street. The view more than made up for the slightly `tired` feel about the furnishings. The bed was very comfortable. We had to leave befor breakfast, but the staff brought a continental breakfast to our room in the early morning and could not have been more friendly and accommodating. If you are visiting Edinburgh on a short stay to see the sights and want a central location within easy walking distance of the Scottish Assembly, St. Giles, Edinburgh Castle, Princess Street Gardens, Waverley Station, the Bus station and George Street, this hotel is well worth considering.
definately going to book for my next trip to Edinburgh.
The family room was a good size and could easily sleep 5 people( - 2/3 adults and 2 young children sharing the pull out double bed. Brilliant location for shopping and the Playhouse theatre. Breakfast was fantastic and the choice excellent. Would stay again without hesitation.
Friendly staff, very good breakfast (food and the view of the castle and gardens), single room rather small but clean and very clean bathroom with decent shower. Problems with wifi access from room but hotel computer room meant I could read e-mails (I was on business). Excellent location.
Very happy to accomodate anything. Booked a taxi for us, mimimum of fuss! Delightful rooms. Verrrrryyyyyy comfortable beds...slept well!! :)
Recommended as a single visitor. I found the bill reasonable for the amenities and location the hotel offers. Would certainly use Royal Overseas again if Im back in Edinburgh anytime.
I was in Edinburgh to see the Tom Waits concert at the playhouse; to return to a good bed in the middle of town after a night out was a real treat. It made the brief visit all the more fun. Enjoyed the breakfast; the black pudding was the best I`ve tasted.
My only negative comment is the lack of room service in the evenings, I arrived back at the hotel after an open air concert at 10.40pm I was wet & cold and the bar was already closed and the night porter had no access to get me a much needed brandy! in this day & age guests expect at least some eating/drinking facilities after 10pm. Apart from that staff excellent and a great buffet breakfast in the morning.
Only stayed one night as we came up for a wedding.Three minute walk from the train station is optimistic, but it wasn`t much further.Room was reasonably spacious and well fitted out for a family of four - less noisy than I expected for a Saturday night in the middle of Edinburgh.Breakfast was excellent.Staff were friendly and helpful.I would very likely stay here again in similar circumstances.
OUR FIRST VISIT TO EDINBURGH WAS MADE PERFECT WITH THIS HOTEL. I DEFY ANYONE TO FIND ME A HOTEL WITH A BETTER VIEW OF THE CASTLE AND MORE CENTRALLY LOCATED. 3 MINS WALK FROM THE TRAIN STATION WE ARRIVED AND WERE GREETED BY FRIENDLY STAFF. OUR FAMILY ROOM, THE RAMSAY SUITE WAS BIG AND CLEAN AND HAD THE MOST OUTSTANDING VIEW OF THE CASTLE AS WELL AS EN SUITE AND LCD TV AND FULL TEA AND COFFEE MAKING FACILITIES. LOCATION LOCATION LOCATION SITUATED ON PRINCES STREET AND A WHOLESOME FULL SCOTTISH BREAKFAST MADE OUR SHORT STAY IN EDINBURGH ALL THE MORE MEMORABLE. BOOK THIS HOTEL!!!
Lovely `old fashioned` hotel in the heart of Edinburgh, I was given a suite with a lovely four poster which had blisfully clean ( crisp white cotton sheets) and directly facing the castle, the view from my window at night was fantastic.. Loads of lovely fluffy towels in the bathroom and a lovely white dressing robe - I loved it, breakfast was delicious, freshly cooked to order.
In all the correspondence I received , bathrobes were included in price, these were not in our room. Bathroom fitments needed refurbsishment, vanity unit paint peeling,mildew in shower.Besides this very clean bed comfortable
